These are annual resident population estimates, not a live count. Each estimate refers to July 1. Vintage 2025 revises earlier estimates back to 2020, so changes use this same vintage throughout. City estimates use incorporated boundaries; they do not measure a postal ZIP. Areas missing from this table have no matching incorporated-place estimate in this download.

Housing data: what the numbers actually mean
Data Provided by Zillow Group. Home values use the Zillow Home Value Index for typical single-family homes and condos. It models the value of the housing stock. Median sale price describes homes that sold. Neither is an appraisal of a particular property.
City and ZIP searches show their own home-value series. More measures are available for metros. A ZIP is not a city boundary, and the Oklahoma City metro includes multiple communities. When a city belongs to the OKC metro, a separate metro context section shows the additional measures. Those figures are not city estimates.
The selected downloads are monthly and most are smoothed. ZHVI is seasonally adjusted; do not assume other series have the same adjustment. Sales counts are estimates, and recent data can be revised. Months can differ between measures. Changes compare matching calendar months; missing months stay missing.
Rent is the Zillow Observed Rent Index for homes and apartments. Days to pending excludes the time between contract and closing. Inventory counts unique listings active at any point in a month. Sale-to-list ratios and price-cut shares are percentages; their changes are percentage points.
Zillow definitions and downloads โRates, jobs and inflation
Mortgage data is Freddie Mac’s weekly national survey, distributed through FRED. It is a benchmark, not an offer of credit. Treasury yields are daily readings. Oklahoma unemployment is a seasonally adjusted monthly percentage. The longest ranges retain available source history: mortgage rates from 1971, Treasury yields from 1962, Oklahoma unemployment from 1976 and CPI year-over-year inflation from 1914 (using the index beginning in 1913). Inflation is the year-over-year change in the national, non-seasonally adjusted Consumer Price Index.
Charts compare actual dates. Missing observations are not filled with invented values. The original observation date is different from the time this site last checked for an update.

The calendar and its limits
Release dates come from BLS, BEA and Census. Federal Reserve meeting dates come from its published schedule. An exact time appears only when the source supplies one. Times use America/Chicago, including daylight-saving changes.
Actual and previous values always include their measure and reporting period. Calendar values from ongoing series may reflect revisions. No consensus forecast service is connected, so expected values are not available. A scheduled release does not mean its results have arrived here yet.
